AIA contract documents are the industry standard for managing contractual relationships on design and construction projects in the vertical construction industry. The AIA released its most recent revisions to the contract documents in April 2017.
This seminar will provide a baseline understanding of different delivery methods and the appropriate use of families of AIA Contract Documents.
As an architect, owner, or contractor, using comprehensive contract documents is the most important thing you can do to protect your project, minimize risk and avoid costly litigation. Developing comprehensive contract documents can be cumbersome, confusing and time-consuming. Having the right tools, resources, knowledge, and ability to develop iron-clad contracts can assist with making your Project a success. The session will also focus on some of the important changes in the 2017 decennial revisions.
The revisions to the AIA Contract Documents include changes to the Owner-Contractor Documents with respect to termination provisions and changes to financing and payment provisions. Revisions to the Owner-Architect Agreements include intellectual property rights, termination provisions, administration/compensation, and the sustainability focus in E204 Exhibit. A significant revision to the 2017 documents is the Insurance and Bonds Exhibit to be used with the A101-2017, A102-2017, and A103-2017, and with the revised Insurance and Bonds provision of A201-2017. These revisions acknowledge the complex nature of construction project insurance and are intended to focus on insurance and risk mitigation in contract negotiations.
